Luxury homebuyers want plunge pools, infrared saunas, and 'spiritual concierges,' according to two star brokers who've sold $4 billion of real estate so far this year
Fredrik Eklund and John Gomes, who run a 90-person team of agents at Douglas Elliman, said wealthy people want amenities that make them healthier.

Many people are now looking for self-care extras and perks that come with a condo or house. Today's wellness-focused extras are more extensive and available on demand. Fredrik Eklund (the star-making actor on Bravo TV's "Million Dollar Listing") and John Gomes (who often appeared on the show) have enjoyed a huge year. The duo resigned from Douglas Elliman to continue their five-year tenure. They sold a condo in New York for $70.5 million, a $17million mansion in Hampton's enclave, and a condo in Beverly Hills worth $17.5 million. Julia Spillman, Eklund Gomes Team CEO, spoke about the coming year. She said that wellness perks are still top-of-the-list for luxury homebuyers who own condos or single-family homes. While traditional self-care amenities like hot tubs and home gyms remain desirable, buyers are increasingly looking for perks such as spiritual concierges and IV drips that are available on-demand via text, phone, or email. "Wellness isn't necessarily a new trend," Eklund stated. However, it is growing in popularity. He said that self-care has expanded beyond basic amenities for physical health to include amenities that support mental and spiritual well-being. For example, 40 Bleecker is a luxurious 61-condo building located in New York City's Noho neighbourhood. Prices for a one-bedroom apartment start at $1.9million and go up to $10 million for a four bedroom penthouse. The Eklund-Gomes team sold the units and marketed them for sale. The building opened last year and offers residents in-room cryotherapy as well as IV therapy, in partnership with Clean Market, its retail tenant.

These treatments can help residents recover from long nights out and intense workouts. Residents at 40 Bleecker have access to cryotherapy and IV drips on-demand. Evan Jospeh This duo was also instrumental in selling Maverick, an 87-unit building in Manhattan's Chelsea. Currently available condos range between $1.49m for a one-bedroom and $7.5m for a three bedroom with a terrace. A "spiritual concierge", who assists residents in connecting with practitioners of hypnotherapy and transcendental yoga as well as other psychic experience leaders, is available at the building. Maverick's spiritual concierge can be reached via text or telephone call. This ease-of-use is what today's buyer is looking for.

Eklund pointed out that homeowners can get more for less space by having these types of decentralized perks. Eklund stated that "with the technology available today, there is so much you can accomplish even if it's not possible to build it into your house." Eklund said that clients are increasingly looking for ways to maximize their space for wellness. He said that having a home gym is becoming more popular in places like New York where there isn't much space. Eklund has an infrared sauna as well as a cold plunge pool in his home in Beverly Hills. However, he admits that he is not the typical buyer. Eklund stated, "Life is a marathon and not a sprint. This industry is no exception."
.
The more you invest in yourself, it's better. The Eklund Gomes Team has big goals for the coming year. Even though the real estate market is slowing, the Eklund Gomes Team intends to grow. Eklund stated that they are looking to hire 50 agents, a national marketing director and a concierge agent who will assist agents with everything, from tech problems to answering questions about the business. Eklund stated, "It's not about this." He said, "It is about becoming the top team in each market, not just nationally, which we are already, and then moving up price point, price per square feet, and increasing the number of transactions. The Eklund Gomes Team expanded to Las Vegas, Nevada in 2022. They have 13 markets, including Texas where they are selling the Four Seasons Private Residences Lake Austin. Florida is where they are selling condos at the Waldorf Astoria Residences. It is now looking to expand its workforce. Spillman stated that they are looking to increase our agent count in each city and to expand our market share. Eklund's TV antics fans can rest assured that he will soon return to the limelight. Although he didn't reveal what he was working on, Eklund did say that he would be happy to share his plans.
